Two published figures sit well outside the rest, so treat them with care. Some renovation price guides put a fogged sealed unit at $150 to $350, below everything else on the market. At the other end, foggy glass replacement is sometimes quoted at $495 to $2,500, a range that runs from standard units up to very large ones.

What keeping the frame saves you
If the frame is sound, replacing only the glass is almost always the cheaper fix. The right-hand column is for comparison only:

What moves the price up or down
- Size. Published sealed-unit prices roughly triple from small to oversized.
- Glass make-up. Low-E and argon add roughly 15 to 20% to a standard unit. For custom-cut glass, tempering adds 30 to 50% and laminated costs 1.5 to 2 times as much as clear.
- Safety glass rules. The Ontario Building Code requires safety glass in places such as sliding doors, storm doors, some entrance-door glass and some sidelights. If the original was tempered, the replacement must be too. See tempered vs laminated glass in Ontario.
- Access. Ground-floor windows are the simplest. Upper storeys may need ladders or staging. About 30% of Toronto's occupied dwellings are condos, and condo work can involve booking the service elevator and meeting the board's insurance requirements. Boards commonly ask for $2 million to $5 million in liability coverage.
- Timing. Same-day and after-hours work carries a premium. If the opening can be secured, a scheduled replacement costs less.
- Shape and extras. Arched or custom shapes, internal grilles and unusual thicknesses take longer to make and usually cost more.
Who might pay: warranty, insurance, rebates
- Manufacturer warranty. A foggy unit may still be under its seal warranty, typically 10 to 20 years, though labour is often covered for only 1 to 2 years. Check the date code on the spacer bar.
- Home insurance. Glass breakage is covered only in a building that is normally occupied, and wear and tear isn't an insured peril. - Rebates. Ontario's Home Renovation Savings Program pays $100 per rough opening for ENERGY STAR windows, with an energy assessment and at least two upgrades required. A glass-only job generally doesn't qualify. Confirm with the program. The Canada Greener Homes Grant is closed.
- Financing. In Toronto, the City's Home Energy Loan Program lends up to $125,000 for eligible work, including window and door replacements, for eligible low-rise homes with an "M" postal code. Ask the City whether glass-only work counts before you plan around it.
How to get an accurate quote quickly
- Measure the glass (width × height) or give a rough size, and count how many units need replacing.
- Photograph the spacer label between the panes. It shows the maker and the year, which helps with warranty checks.
- Look for a tempered stamp in a corner of the glass.
- Note the floor and access: house or condo, which storey, inside or outside access.
- Say what's wrong: foggy, cracked or broken, and whether it's secure right now.
- Ask what's included: HST, disposal, trip charges, and the warranty on the unit and the labour.
