Brampton's windows tell you when your neighbourhood was built. The city has grown in distinct waves: Bramalea from the late 1950s through the 1960s, the Springdale new town from 1991, and a surge of subdivisions since that has pushed north to Mayfield Road. By 2021 Brampton had 656,480 people, up 10.6% in five years, the fastest growth of Canada's 25 largest municipalities.

For glass, that means three different problem sets: older or already-replaced windows in Bramalea, fogged original sealed units in 1990s–2000s houses, and heavy winter condensation in busy homes across the city. Brampton is also colder than downtown Toronto, and mapped break-in data for Peel shows incidents rising here in 2025. In most of these cases the fix is new glass in the existing frame, not a new window.

Brampton's housing and the windows that come with it

Brampton is still a city of houses. Of roughly 182,000 occupied dwellings in 2021, about 96,000 were single-detached, 24,700 semi-detached and 23,100 row houses. Another 18,600 were apartments in buildings of 5+ storeys, 12,000 were flats in duplexes and about 8,000 were in low-rise apartments. That works out to only about one dwelling in ten in a 5+ storey building.

Bramalea

Bramalea was "Canada's first satellite community", built by Bramalea Consolidated Developments as a new town separate from the old Town of Brampton. Each phase got streets starting with the next letter, from the A section (Alderbury, Argyle, Avondale) through to the M, N and P sections south of Bovaird Drive. The G and H sections pioneered zero-lot-line houses built on or within inches of the property line.

The earliest Bramalea sections are now more than 60 years old. In homes that age, the windows have often been replaced at least once, so the sealed unit that has fogged may be from a later replacement rather than the original build. On zero-lot-line houses, a window close to the neighbour's wall can also make access the main cost factor. Either way, it's the sealed unit that gets replaced, not the window.

Springdale and the 1990s–2000s subdivisions

Springdale development began in 1991, and growth has since pushed north to Mayfield Road. Typical sealed-unit life is 10 to 25 years, and units facing south often last less than 12, so many original units in these subdivisions are at or past it. In a 25-year field study, 7.9% of units had failed by year 15 and 9.2% by year 25. Where the frame is sound, each failed unit is a glass-only fix.

Churchville

Churchville, founded in 1815 on the Credit River, was designated in 1990 and is "Brampton's only heritage conservation district". If you own a property there, ask the City before changing visible windows. We couldn't confirm Brampton's heritage-permit exemptions for glass repair, so ask even for like-for-like work.

Condensation in busy households

Brampton households are large. In 2021, 25.91% of residents lived in households of five or more people and 23.55% in four-person households. NRCan estimates a family of four produces about 50 litres of water a week, 38 of it from breathing and skin alone. More people, more cooking and more showers push indoor humidity up.

Add the cold. Brampton is rated at 4,100 heating degree-days, against 3,520 at Toronto City Hall, about 16% more heating demand. The colder the glass, the less humidity it can take: at −18 °C outside, double glazing starts to condense at about 41–49% indoor humidity.

To keep windows dry:

  1. Aim for the low end of Health Canada's 30–50% humidity range in winter. A cheap hygrometer tells you where you are.
  2. Run bathroom fans during and after showers, and the range hood while cooking.
  3. Open blinds and curtains so warm room air reaches the glass.
  4. If the fog is between the panes, no amount of ventilation will clear it. The seal has failed and the sealed unit needs replacing; the frame can usually stay.

Break-ins and broken glass

Permits in Brampton

Brampton's published list of work that doesn't need a permit covers siding, shingles, cupboards, fences and similar jobs, but doesn't mention windows or doors. So we can't confirm an exemption; check with Brampton's Building Division before enlarging, adding or moving an opening. Basement bedroom windows also have egress requirements under the Ontario Building Code, including a minimum unobstructed opening of 0.35 m².
